528 Victoria Falls is an owner-operated boutique guesthouse located in a quiet, tree-lined residential area of Victoria Falls, Zimbabwe. The property is approximately 2.5 km from the town centre and about 3 km from the world-famous Victoria Falls. Its convenient location provides easy access to restaurants, cafés, shops and the wide range of activities available around the Zambezi River, while the well-maintained grounds offer a peaceful retreat away from the bustle of the main tourist areas.

Throughout the guesthouse, intricately carved wall panels, colourful murals and bespoke light fittings created by local artisans give the interiors a distinctive character that blends contemporary design with Zimbabwean craftsmanship. Accommodation includes air-conditioned double rooms with either king-size or twin beds, a triple room, a family room for up to four guests and a family suite accommodating up to five people. All rooms feature an en-suite bathroom, air conditioning, complimentary Wi-Fi, a safe, tea and coffee-making facilities, and a hairdryer. The accommodation is complemented by a separate bungalow located within the same grounds. This self-contained unit offers two en-suite bedrooms, a living area with a kitchenette, a private terrace and direct access to the garden, making it an excellent choice for families or groups of friends travelling together.
The shared guest areas have been designed to provide both welcoming social spaces and quiet places to relax. At the heart of the property is a swimming pool surrounded by lush tropical gardens. Guests also have access to a bright dining room and a comfortable lounge overlooking the greenery. One of the highlights is the "Treetops" rooftop bar, which offers sweeping views across the treetops towards the Zambezi River and Livingstone in Zambia. The setting is particularly spectacular at sunset. The bar operates on an honesty basis and also provides tea and coffee facilities. A freshly prepared breakfast featuring a selection of cold items and cooked dishes made to order is included with every stay.
